Malibu is best understood as a chain of distinct micro-markets rather than a single city. Carbon Beach ("Billionaire's Beach"), Malibu Colony, Malibu Road, Broad Beach, Point Dume, and Paradise Cove each carry different beach types (sand vs. rock), different tidal and easement dynamics, and different buyer archetypes. Inland, the canyons — Serra Retreat, Latigo, Ramirez, Encinal — trade on privacy, acreage, and view rather than beach frontage.
